Katherine Heigl Lists Custom Utah Mountain Ranch for $10.6M

Oakley, Utah, United States

Actress Katherine Heigl has put her custom-built mountain ranch in Utah on the market for $10.6 million, offering buyers the opportunity to own a property that has served as her family’s home for nearly two decades. Nestled within the gated Maple Ridge Ranches community near Park City, the estate sits on approximately 25 acres and reflects years of careful planning, personal touches, and a lifestyle centered on privacy, family, and the outdoors.

Heigl and her husband, singer-songwriter Josh Kelley, purchased the land in 2007 for about $1 million before completing construction of the residence the following year. Rather than creating a traditional celebrity retreat, the couple designed the home around their everyday lives, blending rustic mountain architecture with modern comforts. Over the years, the ranch became the place where they raised their three children and established roots far from the pace of Hollywood.

The main residence spans more than 8,000 square feet and features spacious living areas highlighted by exposed timber beams, natural stone finishes, and expansive windows overlooking Utah’s mountain landscape. The home includes multiple bedrooms and bathrooms, a gourmet kitchen centered around a French-made La Cornue range, custom cabinetry, a hidden pantry, a private theater, a fitness area, and several fireplaces. Outside, landscaped grounds surround a heated swimming pool, generous terraces, walking paths, and a private waterfall, creating an atmosphere that balances luxury with the quiet beauty of the surrounding countryside.

Many of the property’s most distinctive spaces were shaped by the couple’s personal interests. A detached studio originally served as Heigl’s painting workspace before later being transformed into Josh Kelley’s leather workshop. Another restored structure, affectionately known as the “listening shack,” became a peaceful retreat where Kelley enjoys vinyl records and music while entertaining close friends. Inside the home theater, one wall was customized to display Heigl’s collection of knitting supplies, reflecting her passion for crafting and handmade projects.

Although Heigl built a successful acting career in Los Angeles through projects including Grey’s Anatomy, Knocked Up, and 27 Dresses, the family chose to make Utah their permanent home in 2012. In previous interviews, the actress has said the move provided a calmer environment for raising their children while allowing them to enjoy greater privacy and a stronger connection with nature. The ranch became the center of family life, offering space for outdoor activities, creative pursuits, and a slower pace away from the entertainment industry.

Despite the emotional attachment to the property, Heigl and Kelley say the decision to sell comes as their family’s needs evolve. With their children growing older, the couple has chosen to move into a smaller restored Victorian farmhouse nearby, believing it better suits this new stage of their lives. Heigl has acknowledged that leaving the ranch is bittersweet, describing the home as a place filled with years of memories and family milestones.

The listing is being handled by Paul Benson of Engel & Völkers Park City, who describes the estate as a rare combination of luxury, privacy, and mountain living within easy reach of Park City’s world-renowned recreation and amenities. As the property enters the luxury real estate market, it represents not only a remarkable mountain retreat but also the closing of a deeply personal chapter for one of Hollywood’s most recognizable actresses and her family.
